La Jolla walls take two things at once: ocean air through the building envelope, and interior design ambitions that leave very little room for error. Ceilings along exterior walls stain first, usually at the perimeter where moisture collects, and the texture over them is often hand-troweled rather than sprayed — which means the repair has to be matched by hand too.
A lot of the housing here has been remodeled more than once, so cutting into a ceiling can reveal several generations of previous patchwork at different thicknesses. We allow for that in the estimate rather than discovering it as a change order.
