What Del Mar does to drywall
Del Mar is remodel country. Mid-century beach houses are being opened up, re-glazed and finished smooth, which puts every joint under daylight that rakes along the wall for most of the afternoon — the single hardest condition a drywall finish faces.
That is why so much of our work here is Level 5 rather than Level 4. Where budget matters, we will tell you which walls genuinely need the skim coat and which will never show the difference.
What we are called for here
- 01 Level 5 skim coats for glass-heavy renovations
- 02 Water intrusion repairs at ceiling and window perimeters
- 03 New board and texture blending on additions
What framing work includes in Del Mar
Light-gauge steel partitions, soffits and ceiling grid, framed to the drawings and coordinated with the trades that follow. For general contractors, this is the gate everything else waits on.
Layout from drawings
Walls set out and snapped, openings and headers confirmed against the door and hardware schedule.
Track, stud and brace
Track fixed, studs stood to spacing, deflection detail at the deck where the structure calls for it.
Backing and blocking
Blocking set for millwork, fixtures and grab bars before close-in, with penetrations dressed where services land.
Board under one licence
Framed and finished by the same crew, so a layout error is ours to fix rather than an argument between subs.
Full detail on method, materials and timelines is on the metal stud framing page.
