What Santee does to drywall
Santee summers are hot and dry, which changes the work: compound sets faster and sprayed texture has to be mixed and applied differently than it would be on the coast in February. Getting that wrong is how a knockdown ends up too sharp.
Most of what we do here is additions and family-driven remodels — a bedroom added, a garage converted, a wall removed to open up a kitchen.

What a Level 5 finish includes in Santee
A skim coat is a whole-surface job, not a joint job. The entire plane gets coated so compound and paper face take paint identically — which is the only way a wall stays flat under raking light.
Substrate first
Joints taped and filled, fasteners spotted, beads set true. The skim is only ever as flat as what sits under it.
Skim the whole plane
A thin coat pulled edge to edge across the surface, not just over the seams.
Cut and read
Sanded flat, then checked under a raking light from the angle the room will actually be lit.
Level 4 where it fits
Level 4 specified where lighting and sheen do not demand a full skim — we will say so rather than sell the upgrade.
